I have been involved with cottage life for most of my life. I can remember as a young lad, traveling up Highway 11 to Burk's Falls, with Horn Lake our ultimate destination. That trip, then, took about 5 hours from Toronto, as Highway 11 was a two-lane highway all the way.
In 1973, I bought my first piece of property on Clear Lake near Restoule, for $3,000. In 1978, construction started on this property and by 1981, had finished this Viceroy-style, 3 bedroom cottage. Between 1988 and 1994, I went on to build 11 different cottages in Ontario's north from Parry Sound to Bancroft.
As lot prices remained high from 1994 on, it became more difficult to meet any margin requirements in building new cottages. Lumber prices soared along with buyer's expectations. However, it became very difficult to supply the demands, for the prices consumers wanted to pay.
In 1998, I purchased a 1200 sq. ft. lakefront cottage on Ahmic Lake near Parry Sound. In 2000, I purchased a 2300 sq. ft. home on Pickerel Lake near Burk's Falls. These recreational properties were offered for rent and have been a huge success in providing Ontario families with great vacations. In 2002, a third cottage was added to the inventory.
In 2001, I received my license to sell real estate in the province of Ontario and registered with the Muskoka Board selling out of the head office in Huntsville, Ontario. Recently, I transferred to the Burlington/Hamilton Real Estate Board.

If, for whatever reason, you need to cancel your vacation, please advise us as soon as possible, so that we may attempt to book your space with another party.
If your cancellation is advised 45 days or more before your vacation start date, your full deposit will be returned without discount or penalty.
However, if you cancel your vacation with Lakeshore Retreats 45 days or less before your start date, the full deposit will be forfeited.
Each cottage is inspected thoroughly by our staff before and after each rental. If damage occurs please advise Lakeshore Retreats immediately so we can have the problem rectified before the next tenant arrives.
You will be responsible for ALL DAMAGES INCURRED by you or/and your guests. ...Lakeshore Retreats does not request a security deposit prior to tenancy and would trust that our guests would report and compensate for those damages.
All pets are welcome at any of our facilities, within reason. Although we do not mandate maximum numbers, please use discretion remembering that neighbours do want to enjoy their time as well.
The responsibility to clean up all mess from your pets remains with you the tenant.
Telephones are available at all of our facilities for your use. Please use discretion re long distance calls. Long distance charges in excess of acceptable limits will be charged back to you, upon your return.

Must be discussed at initial meeting....these guidelines are enforced more for septic regulations than any other factor....please disclose initially so any adjustments in rent can be made.
